Design

How we shape the house before anyone breaks ground.

What is the advantage of a design-build studio over a general contractor?

With a general contractor you manage separate relationships with an architect and an engineer, and you absorb the gaps between them. Here architecture, interiors, engineering, permitting and construction sit at one table, so there is one contract, one point of contact and one team accountable from the first sketch to the final key.

Do I need a finished design before visiting the showroom?

No. Many clients come early, before anything is drawn, to understand how different material tiers affect the budget. Those sessions feed the drawings rather than following them.

What happens during a showroom visit?

You work with an in-house designer and choose the real thing: cabinetry, stone, flooring, tile, fixtures, appliances, hardware. Everything is in one room, so the selections get made in a single pass instead of across a dozen vendors.

How does choosing materials early keep the project on schedule?

Because it lets us order the long-lead items, custom windows and high-end appliances, before construction starts. Those are the items that stall a build when they are specified late.

Will you work in our architectural style?

Yes. The portfolio runs from Victorian restoration to flat-roofed modern. The house should look like the people who live in it and the street it stands on, not like our last project.

How involved will I be?

Closely during design, when the decisions are cheap to change, then through weekly updates once we are on site. You keep one point of contact the whole way.

Construction

What happens once the drawings are approved.

Do you handle the permits?

Yes, the whole process, including the corrections and the back and forth with the planning department. Santa Clara and San Mateo counties are the ones we work in every week. This is the phase clients fear most and the one you should have to think about least.

How long does a custom home or major renovation take?

Our precision-built homes can move from permit to move-in in twelve to fourteen months, against a more typical two to three years. Renovations vary with scope, so you get a milestone roadmap during design rather than a guess.

Can I build an ADU on my property?

Usually yes. California law permits them broadly, but zoning, setbacks and the condition of the lot decide what is actually buildable. We check feasibility before anyone pays for drawings.

How do you handle a difficult or hillside lot?

Grading, drainage and structural work get resolved in planning, not discovered during construction. Several of our sites have been steep, and the risk belongs at the front of the job.

Do you work on older homes?

Yes. We restored an 1883 Italianate on Middlefield Road, lifted it for a half basement and turned it into four homes with a rooftop ADU, following the original structure. Older houses reward being read carefully before being changed.

Do you build to modern energy standards?

Yes. We build as a GreenPoint Rated and Build It Green certified partner, and specify for long-term performance rather than for the minimum the code will accept.
